PCA and Phase I ESA, Commercial Warehouse Building

BLE was retained to conduct a Property Condition Assessment (PCA) and Phase I Environmental Site Assessment (ESA) of a 26.8 acre site. The site included a 133,000 square foot commercial warehouse building and two ancillary structures.

During the PCA walk-through survey, the building and property grounds were evaluated to provide an objective, professional opinion of potential building deficiencies and estimated repair and replacement costs associated with the site.

Immediate needs and hazards were identified. These including deficient ADA parking, a significantly damaged interior block wall, and improper electrical wire terminations. Short-term deficiencies included substantial on-site pond dam repairs, entire roof replacement due to improper installation, asphalt paving and striping, chain-link fencing, termite damage, exposed wiring, and overgrown vegetation at the former on-site wastewater treatment pond.
