Greenville, SC – BLE performed a Phase I Environmental Site Assessment for a planned renovation and redevelopment of a roughly 5.6‑acre former custom machinery manufacturing facility. The site contained three buildings—a large warehouse, an office building, and a small structure used for paint, primer, and solvent storage. The assessment identified multiple recognized environmental conditions, including underground storage tanks, petroleum‑stained soils, a former oil house, and historical use of hazardous substances and petroleum products. Based on our findings, the prospective purchaser elected to pursue a Non‑Responsible Party Voluntary Cleanup Contract with SCDHEC’s Brownfields program to address the identified conditions and advance the redevelopment.
