NC Ready for Reuse Brownfield Program
February 21, 2025
I have worked on Brownfield redevelopment projects for years; they do a lot of good for the communities but can be a bit complicated. For the guy more focused on the scientific part of the work, me, and not usually writing the Brownfield grant applications, there are many different types from Federal and State programs to special grants, and who knows what else is available all with their own set of rules…
Speaking of which, I recently learned from our Asheville, North Carolina Group Leader, David Loftis, that North Carolina has a program called Ready for Reuse that allows a property owner to get ahead of the due diligence process by completing environmental site assessments prior to listing. Essentially, all the environmental testing required for a purchaser to transition a property into the State of North Carolina Brownfield Program is performed.

Why would you want to spend money on a property just to sell it?
Let’s say for example you own a commercial property in an urban area, and you know the neighboring properties have not always been an exceptional environmental steward. The purchaser of your property will do a Phase I Environmental Site Assessment (ESA), which is an available data review, and then complete a Phase II ESA (collect samples) to physically assess the property for contamination. All the while they are thinking about how much they can reduce the price and what it will take to redevelop the property… BUT, if BLE has helped you prepare the property, i.e. Ready for Reuse, then you already know what it will take for property redevelopment and can set a price that reflects a highly educated and understood valuation. BLE’s highly trained staff are located throughout the Southeast and available to help you remove the mystery surrounding the environmental due-diligence process for property transactions. We help property owners and purchasers with contaminated land assessment and remediation to reach their goals every day. What are you waiting for?
